Each property is held under a 999-year prepaid registered interest, providing effectively perpetual tenure. There are no ongoing lease payments and no ground rent. This structure is registered on title and provides the security of near-freehold ownership.
Residents are also shareholders in the landholding corporation, meaning the land is collectively owned and managed by residents. Community members serve on the board. Shared costs are managed through annual assessments, similar to a strata, and the corporation operates with structure, bylaws, and articles.
We operate our own community waterworks, providing treated water and sewer service to every lot.

Yes. Penrose Bay North and the roads leading to it are accessible year-round. Unlike many waterfront properties on the BC coast that are accessible only by water, Penrose Bay North has full road access, one of the qualities that makes it genuinely rare and livable as a primary or secondary residence.
Float plane service connects Powell River to Vancouver and other coastal communities. Pacific Coastal Airlines operates scheduled flights to Powell River Airport.
Boat access is excellent. Okeover Inlet provides sheltered moorage and boat launch facilities. The community’s road access to the waterfront makes it easy to launch and retrieve a boat at any time.
Cell service is available in the area via Telus and Rogers towers. Internet options include cellular-based internet and satellite internet (Starlink works very well in this area). Connectivity has improved significantly in recent years and most residents find it entirely adequate for working remotely if needed.
Yes. Penrose Bay North operates its own community waterworks, providing treated fresh water and sewer service to all lots. This is a significant advantage over many rural properties in the region that rely on individual wells and septic systems. Our waterworks are regulated by Vancouver Coastal Health and the Ministry of the Environment, and the cost of operating and maintaining the system is included in the community’s annual assessments.
Additionally, all lots have underground electricity supplied by BC Hydro.
Powell River is approximately 30 km south of Penrose Bay North, roughly 30–40 minutes by road. The city has full grocery stores, a hospital, medical clinics, dentists, pharmacies, restaurants, a marina, arts venues, and all the services of a small city.
Lund, a charming waterfront community with a marina, pub, and local services, is only about 8 km away.

GETTING HERE
1. First Ferry - Horseshoe Bay to Gibsons / Langdale
Take BC Ferries from Horseshoe Bay to Langdale. Ferries run frequently; the crossing takes approximately 40 minutes.
2. Drive the Sunshine Coast from Langdale to Earls Cove
Follow Highway 101 north through Gibsons, Sechelt, and Halfmoon Bay to Earls Cove. Approximately 80 km, about 1.5 hours.
3. Second Ferry - Earls Cove to Saltery Bay
Take BC Ferries from Earls Cove to Saltery Bay (approximately 50 minutes). Check schedules at bcferries.com as these sailings are less frequent.
4. Drive North on Highway 101 through Powell River to Okeover Arm
Follow Highway 101 north approximately 25 km to Powell River. Continue through town north on Highway 101, turning right on Malaspina Road to Okeover Inlet Road approximately 30 km north of Powell River.
5. Arrive at Penrose Bay North
Continue past Okeover Arm Provincial Park to Penrose Bay North. Total travel time from North Vancouver is typically about 5-6 hours including ferries.
